There is ample room to expand if you want a larger piece of the tourism pie. Another 7 units could be comfortably added to the property, without losing the wonderful ambience of the place. 2.Where is Seachange Lodge Located?
Seachange Lodge is located just five minutes from downtown Port Vila, in the dress circle of one of Vanuatu's tropical islands. Three hours flight North-East of Sydney, Australia. Vanuatu, an 83 island archipelago, is the 'Must See' travel adventure travel destination of the South Pacific. Ideal for those memorable All Inclusive Vacations.
3. What if I don't want to operate Seachange Lodge as a Boutique Resort?
You can either put in a manager, or sell the managemenet rights of Seachange Lodge, or work it in semi-retirement, as your own superannuation scheme. Use it as a private holiday home for you and your family and friends. You can make it a rental property - always a high demand for long term, quality rental properties in Port Vila. Time to relax and ejoy your investment.The options are endless. No mortgage, no personal income tax to rip away half your income. The best investment you will ever make.
4. What if I have never operated a resort before?
Rick and Wendy built Seachange Lodge after retiring from teaching English in Hong Kong. Neither had been in the hospitality industry before. The key is simply being hospitable to your guests - just like a family, but with a business in the background.
5. Is Seachange Lodge developed to its full potential?
The property could take another seven executive units without disturbing the wonderful ambience that has been created. You should see the magnificent view from the roof of the manager's residence. You would want to build a whole new home for yourself up top and turn the rest to units underneath.
6. Will the staff stay with the resort at hand over?
The staff will stay with the resort, if they want to. However, there are a lot more people than there are jobs, so jobs are coveted. Also there is a really great hospitality training college in Vanuatu. Their graduates are highly coveted.
The nice thing is that in Vanuatu you give jobs to the local people by having gardners and housemaids, whether you have a business or simply a private home.
7. What about forward bookings?
Most people book well in advance for their holiday in Vanuatu. Forward bookings go with the handover. All deposits paid will be credited in the Seachange Lodge bank account at the hand over, unless the new owner does not want to operate Seachange Lodge as a boutique resort - in which case all forward deposits would be returned to the prospective guests.
8. What tax rates does Vanuatu have?
Vanuatu is a tax free haven. (Hence the need to raise funds for high school education grants). The only tax you face is VAT (or GDP) tax of 12.5%. The VAT earned on income is offset against the VAT on expenditure.
